Why we built this

Probate is the most fragmented, hardest-to-access dataset in property and land work. There are 3,000+ probate jurisdictions in the US. Most have no online portal. The ones that do are inconsistent, paywalled, or search-by-case-number-only. Even the big legal-tech indexes have gaping coverage holes.

We started with our own pain — running mineral title curative on Texas counties — and decided to build the index we wished existed. We're rolling out county-by-county, basin-by-basin, with an obsession for the things landmen and operators actually need: certified copies, AOH coverage, and an API that doesn't suck.
