Service
Probate.Report ("Service") is operated by Landmen LLC, a Wyoming limited liability company. By using the Service you agree to these Terms.
No legal advice
The Service provides aggregated public-record data and document retrieval. We do not provide legal advice, title opinions, or attorney services. You are responsible for verifying any record against the court of original filing.
No warranty on accuracy
Public records may contain errors, omissions, or be later sealed. We make commercially reasonable efforts at accuracy but provide the Service "as-is" without warranty of any kind. Always verify with the clerk of record before acting on any data.
Acceptable use
You may not:
- Use Service data to violate the Telephone Consumer Protection Act (TCPA) or any state-level analog (Florida Mini-TCPA, etc.). Skip-trace data we may surface is for mail and manual research; you are responsible for compliance with auto-dialing laws.
- Resell, redistribute, or sublicense raw data exports without a written data-licensing agreement.
- Scrape, mirror, or framing of the Service without written consent.
- Use the Service to harass, intimidate, or commit fraud.
Subscriptions, payments, refunds
Subscriptions auto-renew until canceled. Cancel any time from your dashboard; access continues through the end of the current billing period. Per-page downloads and certified-copy retrievals are non-refundable once initiated. Where we cannot deliver a certified copy (e.g., the clerk no longer has the record), we will refund the full fee.
Certified-copy retrieval
Turnaround is dependent on the clerk of record. We do not guarantee specific delivery windows; published ranges are good-faith estimates. The clerk fee is included in our published price.

Limitation of liability
To the maximum extent permitted by law, our total liability for any claim arising from the Service is limited to the amount you paid us in the 12 months preceding the claim.
Governing law
Wyoming. Disputes resolved in courts of Sheridan County, Wyoming, unless otherwise required by law.
